Brian Sparks, Coldwell Banker Commercial Caine’s property manager, sheds some insight into the daily goings-on of commercial property management. Read what he has to say:

What does a typical day look like for you? Describe some of the various tasks at hand.  The best part about commercial property management is that there is no such thing as a “typical day”.  Each day is a bit different.  A manager may start the day in a meeting with a client who owns multi-million dollar assets, meet with a tenant in leased space about a maintenance issue by lunch time and finish the day analyzing financial data for a managed property.

How did you get into commercial property management? I studied property management at Virginia Tech.

What’s your favorite aspect of what you do? That no two days are the same and the wide spectrum of people I get to meet and work with.

What are some of your favorite properties that CBCC manages? We are fortunate to have some of the most premier properties in Greenville and Spartanburg in our managed portfolio.  Everyone knows the RiverPlace office building. CBCC developed and manages the Elliott Davis building and Innovate.  Our largest and oldest client is Verdae Properties for whom we manage retail and the Class A office.

How big is your portfolio today and what services do you provide to each customer? Currently, our portfolio is about two million square feet.  Our footprint stretches from Spartanburg to Anderson to Lake Keowee to Fountain Inn.  We provide full-service property management which includes a long list of services ranging from facility maintenance, contract management, lease administration, accounting, financial services, etc.

Any other interesting information you’d like to contribute? We now use Yardi Voyager, a comprehensive property management software.

The commercial team is able to offer the support and speedy response that Barbara speaks of thanks to the maintenance van, operated by Brad Bartley, who manages most of the facilities needs throughout the week during normal office hours, and at night or on weekends, in case of emergency.
